Buyer track record
Bought through me. Worth more today.
37 purchases I advised on since 2015 — HDB, EC and condo — and where each one stands today. Some clients have since sold, so the gain is banked; the rest are marked against an indicative valuation. Every one went through the same C.H.O.I.C.E. shortlist. Names withheld; numbers not.
Currently marketing: Blk 483 Segar Road, 5-room · Blk 271 Toh Guan Road, 4-room · Yishun Sapphire, 2-bedroom · Norwood Grand, 4-bedroom (for rent) · The Brownstone, 3-bedroom · Estella Gardens, 4-bedroom · Blk 261 Serangoon Central Drive, 3-room. All listings →

"Sold for" is the client's actual resale price. "Today (indicative)" is an indicative valuation dated 16 Sep 2026, not a formal valuation or an offer. Gains exclude stamp duty, interest, renovation and selling costs. Past performance does not guarantee future results; property values can fall as well as rise. New Launch Tracker · Tender to TOP
Every new launch, tracked from land tender to TOP.
Sites still being bid for, land just awarded, showflats about to open, and projects already launched and selling — everything between the tender and its TOP (or MOP for ECs, since an EC can't be sold before its 5-year MOP). I track what the developer paid, what it launched at and how fast it's moving, so you know where the value is before the next price revision. A condo drops off once it reaches TOP; an EC stays until MOP.
Tender open, close and award dates are from URA and HDB tender records and en bloc announcements. Solid = confirmed. Hatched = my estimate (launch 12–18 months after award, TOP 3–4 years after launch; EC MOP = 5 years after TOP, so an EC has no resale transactions before then). Dates move; I update this as tenders close and previews are announced.

Both have their strengths. New launches offer modern layouts and a longer runway for growth, while resale condos provide immediate availability and often larger spaces. We’ll compare them based on your goals.
-
Your loan amount depends on your income, age, existing loans, and stress-test limits. I’ll calculate your affordability accurately so you buy within a comfortable range.

Beyond the purchase price, buyers need to account for stamp duties, legal fees, and renovation costs. Everything will be explained upfront so there are no surprises.
-
Foreigners and PRs can buy condos and selected property types, with some restrictions. I’ll guide you through the rules, taxes, and approval requirements.
-
I assess rental demand, potential growth, nearby projects, and exit strategy clearly. You’ll understand the numbers before making any decision.
